Our Company

Karen's Notary Service shall perform any notarial act...for any person requesting such an act who tenders the appropriate fee, provides general business services and resources to a broad range of clients. I have been commissioned since February 1991 with the State of Ohio and July 2014 with the State of Kentucky.

Our Vision
Karen's Notary Service creates satisfied clients by providing intelligent service that helps them in their work and personal life.  Being a ministerial public offical who is commissioned to notarize signatures and peform certain other functions in keeping with state laws and official directives. We provide expert notary signing services. I have been a certified siging agent since August 2003.

What is a "Mobile Notary Public"?
The "mobile" designation means the Notary does the traveling. I come to your home, office, or other location at your convenience, giving you the advantage of flexible scheduling - evenings and weekends as well as regular business hours. My Mobile Notary provides you with an efficient, friendly, cost-effective, accurate and professional mobile notary and loan document signing service. We provide notarization services for the general public, title companies, escrow companies, mortgage lenders and brokers.

Whether you are home-bound, detained or too busy to travel, let us come to you. We can notarize individual documents such as car titles, wills and other legal documents. I am commissioned, insured & bonded National Notary Association member and a Certified Notary Signing Agent for the State of Ohio. My membership gives me access to valuable information and support services that help me provide a higher level of service. What is a Notary Public?
A Notary Public is a public servant appointed by the State to act as an impartial witness in taking acknowledgments, administering oaths and affirmations, and performing other acts authorized by state law. Notaries lend credibility to the authenticity of certain sensitive signed documents. A notarized document lends assurance to the public that its signer is indeed the person who signed the document - and to the signer that the document they have signed will have full force and effect.
 
The following Terms of Use contain the complete terms and conditions that apply to an individual's or entity's use of Karen's Notary Service site. As used in this Agreement, "We," "Us" or "Our" refers to Karen's Notary Service, and "You" or "Your" refers to the user. "Site" means any Karen's Notary Service site posted on the World Wide Web.

1. ACCEPTANCE OF TERMS AND CONDITIONS
Use of Our Site constitutes Your acceptance of these terms and conditions and Your waiver of any and all claims against Karen's Notary Service, its parents, subsidiaries, affiliates, contractors, agents, officers, directors or employees arising out of Your use of Our Site or any materials, information, opinions or recommendations contained on Our Site.

2. MODIFICATION
We may modify any of the terms and conditions in these Terms of Use, at any time and in Our sole discretion, by posting a change notice or a new user agreement on Our Site. IF ANY MODIFICATION IS UNACCEPTABLE TO YOU, YOUR ONLY RECOURSE IS TO TERMINATE YOUR USE OF OUR SITE. All content included on Our Site, such as text, graphics, logos, button icons, images, audio clips and software, is Our property or that of Our content suppliers and is protected by U.S. and international copyright laws. The compilation (meaning the collection, arrangement and assembly) of all content on Our Site is Our property protected by U.S. and international copyright laws. All software used on Our Site is Our property or that of Our software suppliers and is protected by U.S. and international copyright laws. You may electronically copy and print in hard copy portions of Our Site for the limited purpose of placing an order with Us or using it as a shopping resource. Any other use-including reproduction for purposes other than those noted above, modification, distribution, transmission, republication, display or performance-of the content on a Site without Our prior written permission is strictly prohibited.

3.2 Penalty.
Unauthorized copying of the software, or failure to comply with the above restrictions, may result in severe civil and criminal penalties. Unauthorized duplication of the software constitutes copyright infringement and, in the United States, is punishable in a federal criminal action by a fine of up to U.S.$250,000 and imprisonment for up to five (5) years. In addition, federal civil penalties allow the recovery of actual damages based on the number of copies produced plus the profits of the infringer, or statutory damages of up to U.S.$100,000 for willful copyright infringement.

4. DISCLAIMER
WE PROVIDE OUR SITE ON AN "AS IS" AND "AS AVAILABLE" BASIS. 6. LIMITATION OF LIABILITY
WE WILL NOT BE LIABLE FOR ANY INDIRECT, SPECIAL OR CONSEQUENTIAL DAMAGES (OR ANY LOSS OF REVENUE, PROFITS OR DATA) OF ANY KIND ARISING IN CONNECTION WITH THE USE OF OUR SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. 8 MISCELLANEOUS
8.1 Nonwaiver. If We fail to insist upon or enforce strict performance of any provision or right under the terms and conditions of these Terms of Use, it will not be construed as a waiver of any provision or right; rather, the same will be and remain in full force and effect.

8.2 Choice of Law. These Terms of Use will be interpreted, construed and enforced in all respects in accordance with the laws of the State of Washington to the exclusion of any other law which may be imputed in accordance with choice of law rules applicable in any jurisdiction. The 1980 U.N. Convention on Contracts for the International Sale of Goods or any successor thereto does not apply to these Terms of Use. For any suit or claim pertaining to these Terms of Use or any information furnished hereunder, You irrevocably consent to the jurisdiction and venue of any state or federal court sitting in King County, Washington, USA, and You will not commence an action or proceeding relating to the subject matter of these Terms of Use in any other jurisdiction.

8.3 English Language Governs. It is the express wish of the parties that these Terms of Use be drawn up in English. C'est la volonté explicite des parties que ces termes d'usage soient rédiger en anglais.

8.4 Independent Contractor. These Terms of Use will not be interpreted or construed to create or evidence a partnership, joint venture or franchise relationship among the parties or as imposing any partnership or franchiser obligation or liability on either party.

8.5 Compliance With Laws. You will comply at Your own expense with all statutes, regulations, rules, ordinances and orders of any governmental body, department or agency that apply to or result from Your use of Our Site.

8.6. Severability. If any provision of these Terms of Use will be unlawful, void or for any reason unenforceable, then that provision will be deemed severable from and will not affect the validity and enforceability of any remaining provisions.

What is a Notary Signing Agent?
A Notary Signing Agent is a Notary Public who has special expertise to conduct loan signings. The Signing Agent is hired as an independent contractor by a title, mortgage, or escrow company, a lender, or a signing service to ensure that the loan signing process is properly completed.

Lenders rely on the Signing Agent to complete the signing portion of the transaction in a professional and accurate manner at a time and place convenient for the client. Signing Agents play an important role in assisting borrowers with proper execution of the documents.

In the past, it was common for home buyers to travel to the office of an escrow agent or title company to sign the loan papers. But the picture has changed due to innovations in technology, stiff competition in the lending market, a corporate trend toward "out-sourcing," and the increasingly busy lives of consumers, who have heightened expectations for convenience and service. People buying homes (or refinancing) can now enjoy the benefits of Notary Signing Agents coming to them, at their convenience, to facilitate the loan signing process.

The Signing Agent receives the documents from a closing agent, takes them to the borrowers, conducts the signing, notarizes certain documents, and expeditiously returns the loan package for processing ("closing").

A Signing Agent may answer "what" (give a definition) but not "why" (regarding terms and conditions.) Signing Agents can "identify" (point out key features and secure proper signatures), but do NOT "explain." Borrowers are referred back to the document originator.

The Notary Signing Agent's duty is to make sure each signer is physically present, is identified appropriately, that all documents are signed and initialed, and that each signature that requires notarization is properly notarized. The Notary Signing Agent is also responsible for ensuring that the loan documents are returned to the lender.

Why the name Certified Signing Agent? It's the only logical description of the service provided by a "Signing Agent". Signing Agents have taken one small but important aspect of the loan closing process normally completed by a closing agent and created an entire industry. Lenders, closing companies, and borrowers benefit from the convenience that Signing Agents offer. Signing Agents travel to where their services are needed! Signing Agents complete the signing portion of a loan closing in a convenient, professional, reliable and accurate manner.

I DO NOT "back date" documents because it is illegal to do so. I provide a confirmation call to the borrowers as soon as the appointment is scheduled and information is sent to me. I arrive to appointments on time and conduct the loan signing in a professional manner, and I verify the identity of the signers before EVERY transaction.

• I will return loan documents to the parties as instructed in a timely manner. I will make every effort to send the documents out via the designated carrier by the earliest available pick up time.
